I wonder why Sean is selling. I know he makes good money from the lot and his shop is still very popular. I love going into Stadium Sportswear and getting some gear for a good price. :(

When they build the new stadium downtown that piece of land will be worthless.
The current revenue sharing agreement just assured that the Bills will be staying in Ralph Wilson Stadium until at least 2009, when it expires. And if they extend that, the Bills won't be able to afford to leave the stadium because building a new one excludes you from revenue sharing.

actually do the math it might be a good investment for someone.

How much is the restaurant lease worth ? The Bills shop ?

6 acres left for parking at $10+ a vehicle, for 8 + games a year.

or split it up the 6 acres into 18, 1/3 acre lots.

Or open a strip mall

18 * 73000 (this might be high for Orchard Park per lot plus the running of utilities) would cover the 1.3 million and allow you to keep the Bills shop, the restaurant, and the home.

I could probably secure 300k-500k myself, but basically laying my entire ass on the line in the process

however the real cost would come in the developing of the land and paying the god awful NYS property taxes which I just don't have that kinda coin.

if all his current properties are okay, I don't think you would have to develop anything. The shop is small, but it's good. The lot is a grass lot and that's all that's needed. The restaurant is just a little diner, but it does get business from the people who dont tailgate.

Well, if you parked 500 cars there every game at $10 a pop you could make 40,000 per year. It would only take you 28ish years to make up the purchase with just parking.


did you deduct taxes and expenses associated with all that land sitting there doing nothing other than the ten days the bills play?

maybe now is the perfect time to buy this lot. If the price is going up to $25 in the Bills lot...you could charge $20 a make a ton of money! :$:

Better advertiseing will bring in more business. I say restructure the building to accomodate, if someone had the money.

I was excited to find one in northern Virginia, right across the street from my apt complex. I can walk rihgt over and buy me some Buffalo bills Bison dip and Wilson Farms buffalo bills ice cream with peanut butter footballs!

For $2.6 mil here, you can get a bar on the ocean. It includes an apartment upstairs, two rental houses closer to the water, and a lot across the street. I'd love to buy it! :up:

Uhhh I'll give ya about 1.3 million reasons why.

I always park and party there EARLY in the morning then make my way into the lot across the street with the 97 rock **** later on once im already toasted.
