Developer Rocco Termini peers down from one of the loft apartments in his latest project at 90-92 Pearl St. More Photos
A 120-year-old downtown building, once targeted for demolition, has been reborn as loft apartments and a state-of-the-art daycare center.
A ribbon-cutting today at Webb Lofts, formerly known as the Webb Building, located at 90-92 Pearl St., will cap off a $9.2 million effort to reverse decades of neglect. The long-vacant manufacturing building now boasts 32 loft-style apartments renting for over $1,000 a month, and the Vincennes Academy daycare center.
“It is by far the most difficult renovation I’ve ever done, maybe the most difficult ever undertaken in the city,” said developer Rocco Termini. “The roof was gone, so the entire interior had rotted away.”
A veteran of turning faded downtown buildings to rehabilitated mixed-use sites, Termini’s only glimpe of the Webb’s interior was from a bucket truck parked outside.
“Yeah, I bought a building that I couldn’t go inside of because there weren’t any floors. It sounds crazy, but I knew we could bring it back,” he said.
“When you get into these things it’s all-consuming. You have to be fully devoted and never doubt your faith in the project, which is why a lot of developers stay away from them,” he said.
